Building or remodeling in Colorado rewards deliberate decisions early. Envelope, mechanical strategy and layout are the choices that pay off decades later.

Homes built to a minimum code will meet code — and no more. In Colorado, the choices that actually pay off long-term are made above that floor, and they are made early, before framing.
Envelope first. Insulation strategy, air sealing, window U-factor and roofing selection determine comfort more than the HVAC equipment does. High-UV sun cycles finishes and materials quickly; the roof, siding and window package should be chosen with that in mind.
Right-size the mechanicals. Oversized furnaces short-cycle. Oversized cooling equipment removes less humidity than smaller equipment. Sizing follows a load calculation, not a rule of thumb.
Layout for how the house will actually be used. Where the family enters, where the groceries go, where the coats live in ski season — these are the details that decide whether a house works for its occupants.
Design for future flexibility. A framed opening that will one day be a door. A rough-in for a future bathroom. A run of conduit from the panel to the garage. Small planning decisions during construction become expensive omissions ten years later.
